Thirty-one years, thirty-one trades, one contractor

Ogival Ltd is a West London building contractor based in W10, run by Emanuel Franco — a civil and agronomic engineer with thirty-one years in London construction. The company grew almost entirely on word of mouth in Kensington, Chelsea and Hammersmith: the same clients coming back for the next room, the next flat, the next house.

Homes and commercial, on the same terms

About half our work is private — extensions, loft conversions, basements and whole-house refurbishments for owners and for developers we've worked with repeatedly. The other half is commercial and managed property: showroom and shop fit-out, office refurbishment, and the communal works and maintenance programmes that mansion blocks and managing agents need running without fuss.

The approach doesn't change between them. One contract, one schedule of works and payments, one point of responsibility, and every trade under the same roof.

What we're set up to do

• Design and build. Architectural and structural drawings, planning applications, building regulations and structural calculations, all handled in-house.
• Thirty-one trades. Carpenters, tilers, plasterers, plumbers and electricians who work for us, so the same faces are on site in week six as in week one.
• Structural work. Extensions, lofts, basements, underpinning and alterations — the technical end, not just the finishes.
• Certification. NICEIC registered electrical work and Gas Safe registered heating, so the paperwork comes from us.

Across West and Central London: private flats and houses in Kensington, Chelsea, Notting Hill, Fulham and Shepherd's Bush; a Grade II listed art deco mansion block in Hammersmith where we run a rolling programme of communal works; a former bank on Eastcastle Street turned into a luxury kitchen showroom; and whole houses rebuilt for developers who keep coming back.
