There is original timber under the carpet in a great many West London houses, and it is almost always worth saving. Sanding, filling and refinishing an existing parquet floor usually costs less than covering it and looks considerably better.

What we do with timber floors

Restoring what is there. Lifting, cleaning, re-laying missing blocks and refinishing — the answer for most Victorian and Edwardian parquet.
Laying new. Engineered board over underfloor heating, solid where the substrate allows it, and the acclimatisation time that stops it cupping later.
Refinishing. Dust-extracted sanding, then oil, hardwax or lacquer depending on how the room is used rather than what is fashionable.

Sanding and refinishing

Dust-extracted sanding through the grits, then oiled, hardwaxed or lacquered.

New engineered floors

Over underfloor heating or a level substrate, acclimatised before laying.

Board and joist repairs

Damaged boards, squeaking joists and the patch left by a previous plumber.

What the floor is, what is under it and how dry it is — moisture readings before anything is laid or sanded.

Prepare and repair
Repairs, missing blocks sourced, substrate levelled, and the room emptied and sealed off.

Sand or lay
Dust-extracted sanding through the grits, or new flooring laid with the right expansion gaps.

Finish and cure
Sample panels agreed, then finished and left to cure properly before the room goes back into use.

Substrate, moisture and flats

Timber moves with moisture. Most flooring failures are moisture failures, which is why we take readings before anything is laid rather than after it cups.

Rules change and every property is different. We confirm what applies to yours in writing at the survey rather than leaving you to guess.

Moisture readings in the subfloor before laying or sanding
Expansion gaps at perimeters and thresholds are not optional
Underfloor heating must be commissioned and cooled to a schedule before and after laying
In a flat, the lease usually requires acoustic underlay beneath hard flooring
Listed buildings may require original boards to be retained and repaired

Can my old parquet be saved?

Usually, yes. Even floors that look beyond hope generally come back. Send a photo and we will tell you straight away.

How much mess does sanding make?

Far less than it used to. We use dust-extracted machines and seal the room, though there is always some fine dust — we are honest about that.

Can I have wood over underfloor heating?

Engineered board, yes, with the right thickness and commissioning sequence. Solid timber over underfloor heating is a risk we would talk you out of.

How long before we can walk on it?

Hours for the first coat, but a full cure takes several days. We will give you the actual dates before we start.
