That's an older board with rewireable fuses and no RCD protection.

It doesn't automatically mean a rewire. We'd test the installation first — the cabling might be fine.

If it is, a new board and certification sorts it. If not, at least you'll know before you exchange.

Part P, certificates and EICRs

Domestic electrical work in England is covered by Part P of the building regulations. Notifiable work has to be carried out or certified by a registered competent person, and the certificate is what a buyer's solicitor asks for.

Rules change and every property is different. We confirm what applies to yours in writing at the survey rather than leaving you to guess.

Are you NICEIC registered?

Yes. Work is tested, certified and notified, and you get the paperwork you'll need when you sell or let.

Do I need a full rewire?

Not always. An inspection tells you whether it's a rewire, a consumer unit upgrade or just remedial work. We'd rather test than assume.

What's an EICR and do I need one?

An Electrical Installation Condition Report. Landlords in England need one every five years, and they're worth having before buying a period property.

Can you install an EV charger?

Yes, subject to the supply and, in a flat or a listed block, the freeholder's consent and where the cable can run.
