What the management actually covers

Sequencing. First fix has to happen before plastering, tanking before tiling, stone templated before the units are final. Getting the order wrong is what makes jobs overrun.
Procurement. Stone, glazing and joinery have lead times measured in weeks. They get ordered against the programme, not when the trade turns up and asks for them.
Inspections and paperwork. Building control, party wall surveyors, certification and handover documents, booked and chased by us.

Inspections, insurance and the paperwork trail

A managed job produces a paper trail as well as a building. It matters at completion, at sale, and any time an insurer or a surveyor asks a question.

Rules change and every property is different. We confirm what applies to yours in writing at the survey rather than leaving you to guess.

Do you charge separately for project management?

No. It is part of how we work, included in the contract price. We are not a broker adding a margin to other people's quotes.

Who do I actually deal with?

Emanuel and the site manager on your job. You will not be handed to an account manager who has never been to the property.

Can we live in the house during the works?

Often yes, and we will be honest at survey about the weeks where it will be difficult — usually when the kitchen or the only bathroom is out.

What happens when something goes wrong?

You get told early, shown the problem, and given the options and the cost before anything proceeds. Almost everything is fixable if it is raised on the day rather than at the end.
