The difference between a good tiled floor and a bad one is decided before the first tile is stuck down. Set out from the centre and you get full tiles where the eye lands and cuts where it doesn't. Start at a wall and you get a two-centimetre sliver across the doorway forever.

  • Setting out. Grid, pattern and cuts planned against the room, the doorway and the natural sightline.
  • Substrate. Large-format porcelain over a bouncy timber floor cracks — it needs boarding, decoupling or screeding first.
  • Sealing. Natural stone and unglazed Victorian tiles need sealing before and after grouting, or the grout stains them permanently.

    What's under the tiles decides what can go on top. Timber, screed and concrete are three different jobs.

    Set out the floor

    Dry lay and mark the grid, agree where the cuts fall, then start.

    Prepare and fix the tiles

    Board, level or decouple as needed, then fix with the right adhesive for the tile and the substrate.

    Grout, seal and protect

    Grout colour agreed against a sample, stone sealed, floor protected until handover.

Substrates, movement and underfloor heating

There are no planning rules for tiling, but there are physical ones, and ignoring them is why floors crack. What's underneath decides what can go on top, and in a period property that's usually timber that moves.

Rules change and every property is different. We confirm what applies to yours in writing at the survey rather than leaving you to guess.

  • Timber floors need overboarding or a decoupling membrane before large-format tiles
  • Movement joints are needed on large floors and at changes of substrate
  • Underfloor heating must be commissioned and cooled before and after tiling
  • Wet areas must be tanked before tiling, not sealed afterwards
  • In a flat, check the floor build-up and any acoustic requirement in the lease

How long does a tiling job take?

Can you lay a Victorian pattern floor in a hallway?

Yes, and it's one of our favourite jobs. The setting out around the door, the border and the returns is what makes it look original rather than applied.

Can you tile over floorboards?

Not directly. Boards move. They need overboarding or a decoupling membrane at minimum, and often a screed, depending on the tile.

Do marble and limestone stain?

They can, which is why they're sealed before grouting and again afterwards, and why we'll tell you honestly where stone is a bad idea.

Can you tile over underfloor heating?

Yes — the adhesive and the commissioning sequence matter, and the heating has to be run up and cooled down properly before and after tiling.
