Most roof leaks are not holes in the roof. They are failed leadwork at an abutment, a blocked outlet on a flat roof, or a valley that has been patched with mastic by somebody who did not want to take the slates off. Tracing it properly is the job.

Where London roofs actually fail

Flashings and leadwork at abutments, parapets and chimneys — the most common leak we are called to, and the most commonly bodged.
Flat roof outlets and upstands. A flat roof rarely fails in the middle; it fails at the edges and the drains.
Valleys and parapet gutters on Victorian terraces, where two roofs meet and nobody can see the problem from the ground.

Building regulations, access and consents

Repairs are generally not notifiable, but re-covering a significant area is, and it brings insulation requirements with it. Conservation areas also restrict what you can re-cover with.

Rules change and every property is different. We confirm what applies to yours in writing at the survey rather than leaving you to guess.

Re-covering more than 25% of a roof triggers building regulations and insulation upgrades
Conservation areas normally require like-for-like materials
Listed buildings need consent for roof covering changes
Scaffold on a highway requires a council licence
Party wall notice may apply for work at a shared parapet or valley

Can you find a leak that others haven't?

Often. We inspect at roof level and look at where water enters rather than where it appears, which is frequently metres away.

Do I need a full re-roof or a repair?

Depends on the age of the covering and the state of the battens and felt beneath. We will tell you honestly, with photographs, rather than defaulting to the bigger job.

Do you do flat roofs?

Yes. The specification depends on the deck and the falls, and getting the outlets and upstands right matters more than the membrane.

Will I need planning permission for a rooflight?

Usually not on a rear slope under permitted development, but conservation areas and listed buildings are different. We check first.
