Plenty of interior schemes look superb and cannot be built for the money, or at all. Ours are drawn knowing what a joiner can make, where the services can run and what the stone will actually cost — because the same company is doing all three.

Where design meets the regulations

Interior work is lightly regulated until it touches structure, services, fire or a listed interior — and in a flat, the lease does much of the regulating.

Rules change and every property is different. We confirm what applies to yours in writing at the survey rather than leaving you to guess.

Moving or removing walls needs structural calculations and building control
Lighting and socket changes are notifiable electrical work
Listed interiors need consent for changes to original fabric and finishes
In a flat, the lease usually governs floor coverings and wet area positions
Escape routes and fire doors cannot be compromised by a layout change

Do I need an interior designer as well as a builder?

Not with us, for most residential projects. Where you already have a designer we build to their scheme, and having the contractor involved early usually saves money.

Can you work to my moodboard?

Yes. Bring images of what you like and we will tell you honestly what is achievable in your property and at what cost.

Do you charge for interior design separately?

Where it is part of a build we quote it within the project. Standalone design work is quoted separately.

Will you specify things I can buy elsewhere?

Yes, and we will tell you where our trade pricing genuinely saves you money and where it does not.
