Most building disputes start in the gap between the person who drew it and the person who built it. Ogival is run by a civil and agronomic engineer, so the drawings, the structural calculations and the build all come from the same place — and when something on site does not match the drawing, there is nobody to blame but us.

Why design and build together works

A drawing that cannot be built economically is a drawing that gets value-engineered on site, usually badly. We design knowing what it costs to build.
Structural calculations done in-house means no three-week wait for an engineer's diary in the middle of your programme.
When the ground, the drains or the party wall throw up a surprise, the person redesigning it is already on site.

Do we need an architect before we can get a price from you?

Not usually for work of this kind. We produce the drawings and the structural calculations in-house.

If you already have drawings we'll review them free and flag anything that'll cause problems on site.

Planning, permitted development and consents

Which route you are on decides your timescale more than anything else. We establish it at the survey and tell you in writing, because starting the wrong process costs months rather than money.

Rules change and every property is different. We confirm what applies to yours in writing at the survey rather than leaving you to guess.

Permitted development still needs a lawful development certificate to be safe at resale
Planning is typically eight weeks from validation, longer in a conservation area
Listed buildings need listed building consent in addition to planning

Do I need an architect as well?

Not usually for domestic work of this kind. We produce the drawings and the calculations in-house. For a very large or architecturally ambitious scheme we will tell you honestly that you want an architect, and we will build to their drawings.

Can you work from drawings I already have?

Yes, and we do regularly. We will review them first and flag anything that will cause problems on site before you commit to a price.

How long do permissions take?

Planning is typically eight weeks from validation, longer in a conservation area. Building regulations and party wall awards run alongside. We start them early because they, not the build, usually set your start date.

What if planning is refused?

We will tell you at survey how likely that is. If it happens, we look at what can be done under permitted development or a revised scheme — we do not walk away from it.
