Anyone can put paint on a wall. The difference shows in the light six months later — in whether the filler has flashed, whether the old cracks have come back, and whether the cutting in along the cornice is actually straight.

That's a lath and plaster ceiling by the look of it, and it's been filled rather than repaired.

Filling a moving crack never holds. It needs cutting out and scrimming, or overboarding if the plaster's gone.

Listed buildings and communal work

Decorating is unregulated almost everywhere, with two exceptions worth knowing: listed buildings, where changing finishes or colours externally can need consent, and communal areas in blocks, where the freeholder's specification and the residents' access both apply.

Rules change and every property is different. We confirm what applies to yours in writing at the survey rather than leaving you to guess.

External redecoration of a listed building can require listed building consent
Conservation areas may control external colours and finishes
Communal work needs agreement with the freeholder or managing agent
Lead paint is a real risk in pre-1970s properties and is handled accordingly

Can you paint a flat between tenants?

Yes, and we do a lot of it — a full redecoration between tenancies usually takes under a week if the flat is empty.

Do you do exterior painting?

Yes, including masonry, render, windows and doors. Weather and scaffolding drive the programme more than the painting does.

Why do my cracks keep coming back?

Because they've been filled rather than repaired. A moving crack needs cutting out, scrimming or taping, and sometimes the cause dealt with first.

Can you work in a listed building?

Yes — we work regularly in listed blocks in Hammersmith, where the specification and the approach to original fabric matter.
