Most roof leaks are not holes in the roof. They are failed leadwork at an abutment, a blocked outlet on a flat roof, or a valley that has been patched with mastic by somebody who did not want to take the slates off. Tracing it properly is the job.
Where London roofs actually fail
- Flashings and leadwork at abutments, parapets and chimneys — the most common leak we are called to, and the most commonly bodged.
- Flat roof outlets and upstands. A flat roof rarely fails in the middle; it fails at the edges and the drains.
- Valleys and parapet gutters on Victorian terraces, where two roofs meet and nobody can see the problem from the ground.
