Reconfigured bathroom

Moving the layout within the room. The soil stack decides how far the WC can travel.

Level access, tanked floor and a proper fall to the drain. The build-up under the floor is the whole job.

En-suite in a loft or bedroom

A new bathroom where there wasn't one, which is a drainage question before it's a tiling question.

Regulations, tanking and ventilation

Bathrooms don't need planning permission, but they do need notifiable electrical work, mechanical extraction and — if you want it to last — proper waterproofing under the tiles, which is not a regulation but should be.

Rules change and every property is different. We confirm what applies to yours in writing at the survey rather than leaving you to guess.

Can I have a wet room in a flat?

Usually yes, but the floor build-up and the falls are the constraint, and in a period flat the joists often need attention first. We check this before promising anything.

Do you tank every bathroom?

We tank all wet areas — the shower enclosure or wet room floor and walls as a minimum. It's a small part of the cost and it's the part that prevents the expensive failure.

Can you move the toilet?

Often, within limits. Waste needs a fall to the stack, and beyond a certain distance you need a pump or a macerator, which we'd rather avoid where possible.

How long does a bathroom take?

Two to five weeks. Tanking and tiling both need drying time, and rushing either is how you get a callback.
