A substantial residential development: an existing three bedroom house converted into three separate self-contained flats, with a rear extension and a major loft conversion — and, at the same time, a second loft conversion next door.

The property was completely reconfigured to create three individual homes, each with its own kitchen, bathroom, living accommodation and bedrooms. Emanuel managed and coordinated the project from the main structural and building works through to the internal finishes.

Separate services for every flat

A significant part of the job was preparing completely separate services for each new flat. Water, gas and electrical installations were coordinated including the infrastructure for individual electricity, gas and water meters, so that every property can operate independently. Air conditioning was installed throughout the flats, organised and completed in-house.

Two loft conversions, side by side

At the same time, Emanuel was instructed to carry out the loft conversion to the adjoining neighbouring property. Running the two together meant the two homeowners could share elements of site setup, labour, materials, deliveries and the construction programme — and both benefited from the economies of scale.

Looking at a project as a whole rather than treating each element separately is what let the structural works, the services and the trades be coordinated — and what took unnecessary cost out of the programme.

Terraces and balcony areas were formed where the new accommodation allowed, and the garden was landscaped once the building work was finished.
