Flat refurbishment

Everything renewed within the existing layout — services, kitchen, bathroom, floors and decoration.

Whole house renovation

Structure, layout and services changed as well as finishes, usually with the property empty.

Layout reconfiguration

The floor area stays the same but the plan changes — walls moved, rooms gained, circulation rethought.

Commercial refurbishment

Shops, offices and showrooms, stripped out and rebuilt around how the space has to trade.

What a full renovation has to satisfy

A renovation touches almost every part of the building regulations at once, and in a flat it touches the lease as well. We map all of it before the first wall comes down.

Rules change and every property is different. We confirm what applies to yours in writing at the survey rather than leaving you to guess.

Structural alterations need calculations and building control inspection
Full rewires and new circuits are notifiable and must be certified
Replacement windows, insulation and heating have minimum performance standards
In a flat, the lease and the freeholder normally govern layout and wet area changes
Listed buildings require consent for internal alterations as well as external

What's the difference between a renovation and a refurbishment?

In practice, very little — people use both for the same thing. We use renovation where structure and layout change, and refurbishment where the layout stays and everything else is renewed. Either way the price comes from the scope, not the word.

Can you renovate a flat in a mansion block?

Yes, and we do it regularly. The lease, the freeholder's consent and the working hours in the block shape the programme as much as the work does.

Do we have to move out?

Not always. For a whole-house renovation it is usually easier and cheaper if you do. We will give you a straight answer at survey rather than telling you what you want to hear.

How long does a full house take?

Eight to thirty weeks depending on scale and structure. A flat refurbishment with no structural work can be six to ten.
